HOW THIS PROGRAM
WILL BENEFIT YOU

With a flat 9.75% rate we will cover 100% of the transaction as long as the loan amount does not exceed 70%-75% LTV. You have an option to move forward with an inspection (No Appraisal) which will qualify you for 70% LTV Nation Wide. If we order a full walk through appraisal you will qualify for 75% LTV Nation Wide.

Origination is 1-2 points. This will depend on if there is rehab or not or if there is cash-out on the loan.

For Cash-Out we are capped at 70% LTV with a max $100,000.

We only underwrite you as a borrower once a year, this will save time as we will only have to underwrite the property that we are lending on each time. This means we will only pull your credit once a year and we will only ask to verify income once a year.

WHAT PROPERTIES
FIT IN THE PROGRAM?

As long as your property fits within the following criteria we will most likely be able to work with it.

  • Non-Owner-Occupied Properties
  • The loan amount will not exceed FHA cap
  • Residential 1-4 units
  • Properties with 5 bedrooms and 3 bathrooms or less
  • Properties with 2800 SQFT or less
  • Properties with a lot size of ½ acre or less

This program is for experienced investors only. These are investors that have either

  • Completed 4 properties through COGO Capital within 24 months
    • You could have either sold or refinanced to exit the loans
  • Completed 8 properties outside of COGO Capital within 24 months
    • You could have either sold or refinanced to exit the loans

Note: Rentals can be used as long as they have the Purchase HUD with a rental agreement with the last 6 months being rented.
