TYPES OF REAL ESTATE INVESTMENT LOANS
In the world of real estate investing there are various types of loans that will get you the capital you need but not all are created equal. When it comes to securing funding for your investment property here are your options:

- Conventional Bank Loan: You’re probably already familiar with this loan option if you’ve ever purchased your own home. These loans are widely available however they require a good credit score, a large down payment, are difficult to qualify for if buying as an LLC and can take anywhere from 1 to 3 months to close.
- Commercial Real Estate Loan: The commercial real estate loan is similar to a conventional bank loan except it’s designed for business entities that are purchasing a property to lease or rent out rather than independent home buyers. Typically, lenders issuing a commercial real estate loan want an LTV of around 75% which will require the borrower to make a larger down payment.
- Home Equity Loan: If you already own a home and have been diligently paying off your mortgage you can tap into that equity by taking out a home equity loan. This type of loan has lower upfront interest rates and closing costs than the others however it can extend the length of your mortgage and cost you more in the long run.
- Peer-to-peer Loan: The peer-to-peer (P2P) loan, also known as “social lending”, is a fairly new concept that cuts out the middle man by connecting borrowers directly with investors. These types of loans require the borrower to spend extra time marketing their deals to investors, pay large down payments (up to 35%), and are not guaranteed to get funded.
- Private Money Loan: Private money loans, also known as “hard money” loans, are funded by a group of private investors and are easier to qualify for since they are based on the value of the asset rather than the credit of the borrower. Since there’s less regulations with private money loans they can move much faster than a conventional loan which means you get your cash faster!
